CoRoof is a real estate co-investment platform that enables individuals to come together and co-own premium real estate assets. Our goal is to create small, smart investment groups where a handful of like-minded investors jointly invest in one high-potential property — earning income through rentals, appreciation, and business operations once the property is ready. We help you with Commercial real estate investment.

Unlike large REITs or small-ticket crowd investments with hundreds of unknown investors, CoRoof focuses on limited, close-knit investor groups (5–20 people). This ensures transparency, better decision-making, and higher control over the asset. Each group can also operate the property post-possession — for example, by turning it into a co-working space, service apartment, or retail business — creating additional recurring revenue beyond rent.
Your investment is safeguarded through a robust legal and operational framework. Before any property is listed on CoRoof, it undergoes comprehensive due diligence — including legal title checks, compliance verification, valuation reports, and lease reviews by third-party experts. Only verified and high-quality assets are offered to our investors.

Each CoRoof property is held under a dedicated Special Purpose Vehicle (SPV) — a private limited company created solely for that property.
You don’t just buy a fraction of a property — you own shares of that company (SPV) in proportion to your investment.
For example:
If the total property value is ₹1 crore and 4 investors contribute ₹25 lakh each, you own 25% of the company.
The SPV owns the property, ensuring your ownership is legal, documented, and easily transferable.

This structure brings:

  • High transparency in ownership and transactions
  • Separation of risk from other projects
  • Simplified exit when you sell your stake or the group exits collectively

Returns come from two primary sources:

  1. Rental Income — steady monthly returns from leased properties.
  2. Capital Appreciation & Business Income — as property values rise and investor groups operate commercial ventures post-possession (e.g., co-working, retail, hospitality).
    Our focus is not just ownership, but active asset utilization — turning real estate into a revenue-generating business.
You can start co-investing with as low as ₹25–50 lakhs, depending on the property and group structure. This gives you access to premium real estate and business opportunities that were earlier available only to institutional investors.
Most investments are structured with a 3–5 year horizon. However, since each SPV is independently managed, investors can collectively decide on earlier or extended exits based on market conditions and group goals.
CoRoof acts as a platform and professional asset manager — handling property acquisition, documentation, due diligence, leasing, and financial reporting. After possession, investor groups can either let CoRoof continue managing operations or take active control to run their own venture, supported by our management team.
All documents, financials, and performance reports are digitally accessible through the CoRoof dashboard. Every investor receives regular updates, audited statements, and lease agreements — ensuring complete transparency and accountability throughout the investment journey.
